Terrell Hills is its own municipality. Start at the City of Terrell Hills. Permits and street-cut rules start here when the lot is here. People file Alamo Heights or San Antonio by habit because the streets feel continuous. They are not the same hall.
Houses are often mid-century and loved: layered remodels, older copper, new baths on old slabs, heaters shoved into closets that never had enough air. Those layers are where emergency leaks start.
No invented shop on North New Braunfels. No fake reviews from “neighbors on Wiltshire.” TDLR is the license check.

The city’s Parks & Green Spaces page names Crestwood Park as the largest civic green and the Esplanade on Geneseo as the July 4th civic lawn. We use those as pins. We do not claim park work.
Smaller marked greens sit at Wiltshire and North New Braunfels, Auburn and Morningside, and Eventide and Morningside. Those names help a driver more than “by the Heights.”
The McNay Art Museum sits on the Alamo Heights edge and is a useful meeting reference when a driver is coming in from Hildebrand. It is not in Terrell Hills and we do not claim museum work. If you are actually in Alamo Heights, use that page.
Failures we see on these lots
Slab leaks under older terrazzo and new porcelain. Running toilets. Kitchen lines after a holiday. Water heaters in closets that were never pan-drained to daylight. Cast-iron stacks in two-story houses.
